Here are the two basic options on how we can help you to rent your home,
Option one,
We find, interview and screen the tenant, we run application, background check, criminal history, rental history and eviction history. We make sure is a good fit. We produce and executed the lease, standard 1 year.
Once the tenant is in place we provide you with all their information, point of contact, application and documentation.
Set up how the monthly payment would be collected (Check, bank checks, Cash, money order, ZELLE, etc) specially how is more convince for you. You will need to provide the tenant with your information as well so that way they can make those payments.
With this option, we will collect the first month rent, this will cover everything above as well as the payment for ny other realtor involve in case another brings a tenant (not likely in our market but possibly)
Example,
$2.200 Rent
$2,200 Deposit
Realty BLU will collect the $2,200 and you will collect the difference.
Option two, property management
Everything mentioned above expect the tenant will not have access to your information, tenant will be dealing and having us as point of contact for repairs concerns, etc. You will be received a check or a deposit from us directly every month as rent is collected.
We will handle any repairs or emergency below $300 without you being bother with and would be billed to you on the next coming month, unless you want to be more hand on and we can check with you all of them before moving forward.
We will take care of any rent increase for lease renewal, we will remain tenants fo basic maintenance (filters replacements, gutter cleaning, mowing the lawn, etc, we will provide the moving truck to the tenants in case they need one, post notes, in the event that it may occur we will process and file eviction.
Example
$2,200 Rent (10%) = $1,980
$2,200 Deposit (Realty BLU will hold it in a non interest account until tenants moves out)
You will received a check every month for $1,980
Realty BLU will charge $2,200, in the event the tenant moves in on the 15th of the month ($1,100 + $2,200 deposit) we will move the remming $1,100 to the next month so nothing out of your pocket at anytime.
Also, we will produce a 1099-MISC at the end of the year for tax, it is convince for you to show it since you may be looking to purchase down the road and can show not only the extra income but the new lend in case is any will no count the current mortgage against.
